How we work

Six steps, no surprises

The same steps for every job, written into your contract.

  1. Tell us what you need

Send a few photos and your budget through the form or WhatsApp. We reply within one working hour.

  2. Free site visit

We measure, check the plumbing and wiring, and talk through your ideas. About 45 minutes, no charge.

  3. Itemised quotation

Within 3 working days: every item with its quantity and rate, and 3D drawings for kitchens and built-ins.

  4. Contract and deposit

A written contract with the scope, timeline and payment stages. The deposit is 20%, never half upfront.

  5. Work on site

A site supervisor runs the job. You get photos at each stage, and pay only when a stage is done and checked.

  6. Handover and warranty

We clean, walk through the snag list with you, and give a 12-month workmanship warranty.

Payment schedule for a full renovation. Bathrooms and small jobs have three stages. Approved changes are added to the final payment.

Questions

Before you renovate

How much does a renovation cost in the Klang Valley?

It depends on the size, the condition of the space and the materials. As a guide, a full renovation of a condo usually costs RM80,000 to RM150,000, and a terrace house RM180,000 to RM220,000. Use the estimator above for your own numbers, then we confirm the price after a site visit.

Do I pay service tax on my renovation?

Not for your home. Service tax on construction work does not apply to residential buildings. Shops, offices and other commercial fit-outs are charged 6% service tax, shown as a separate line on the quotation.

How much deposit do you take?

20% when you sign the contract. The rest is paid in stages after each part of the work is finished and checked. Be careful with contractors who ask for half the price upfront.

Do I need a permit?

For a condo, you need the management's approval and usually a refundable renovation deposit. We prepare the application for you. For landed homes, extensions and structural changes need a permit from the local council, which we arrange through our draughtsman.

How long will it take?

A bathroom takes 3 to 4 weeks, a kitchen 4 to 6 weeks and a full condo 8 to 12 weeks. Your quotation includes a timeline, and your project page shows where the work is every day.

Can we stay in the house during the renovation?

For a kitchen or bathroom, usually yes. We plan the order of work so you always have a working toilet. For a full renovation, most families stay elsewhere for the hacking and wet works.
